I use Buildium and this is a great feature. I wasn’t looking forward to tax season but this feature made it very easy for me.

Have you considered adding an electronic signature feature to this software? We are currently using e-signatures for lease agreements and management agreements…it is saving us so much time and it is so convenient. I really like most of the technology ideas you presented here…however, I am concerned about all of the “email blasts” –would they be considered spammy?

Just a quick response to Mike’s comment about AppFolio. From AppFolio you actually can post vacancies to your own website, Craigslist as well as to the Internet which reaches 200+ additional sites. So we end up solving the issue of long-tail searches as well as Craigslist which is still considered a #1 destination for renters searching for a place to live.

Those were all good points. I like the digital document management system in particular. We were able to save about 33% of one of our employee’s time by going to document management system. Not only saving time but because filing was so boring, that employee is so much more productive now that she doesn’t have to deal with the drudgery of filing.

Nice post. While Appfolio is doing some great things with their service, especially from an accounting perspective, I would note that some of the services out there which actually broadcast data to multiple rental sites are going to be more effective when it relates to an effective advertising campaign. While some potential tenants will go directly to a website to surf for rentals, most people are now entering their search criteria right into the search box of their preferred search engine. This reduces the effectiveness of Craig’s List and increases traffic to “long tail” sites where an enormous amount of lead traffic comes from.
