An owner can do it themselves, but it is a business not a hobby. If you are not doing it almost full time, then it is hard to keep up with the laws and requirements that education and work experience will bring. Also you can open yourself to costly legal expenses and liabilities if you screw up doing it yourself.

The good thing about self managing is that there are a lot of resources where you can find the legal and practical information you need.

In Alberta, Canada there is a free help line for the Landlord Tenancy Advisory Board (they also give classes) and the Residential Tenancy Act is downloadable anywhere.

"Knowledge of landlord/tenant law"

This is an area that most real estate investors lack. It is imperative you know landlord/tenant law within the city/state you plan on purchasing an investment property. If you don't take the time to research this information it can cost you big time!
